Terms and conditions
Applicable to any booking made directly through the contact form.

1. Purpose
These terms govern the short-term rental of furnished apartments offered by SCI TOBARYA on locationappartementmarseille.com, registered under number 13201010641DP.
2. Booking
Booking requests are made via the contact form. They are confirmed by return email with a price quote and a secure payment link.
The booking becomes firm upon receipt of the deposit (30% of the stay). The balance is due 7 days before arrival.
3. Pricing
Prices are in euros, all taxes included, charges and linens included. The tourist tax is invoiced separately according to the rate in force in Marseille.
Booking directly via the site grants a discount of about 10% versus the platforms (Airbnb, Booking.com).
4. Cancellation
Cancellation more than 7 days before arrival: full refund.
Cancellation between 7 and 2 days: 50% refund.
Cancellation less than 48 hours before arrival: no refund.
In documented exceptional circumstances, flexibility may be granted at the host's discretion.
5. Arrival and departure
Check-in between 13h - 00h via keypad (instructions sent 24h before arrival).
Check-out avant 10h.
An unannounced delay may result in additional fees.
6. Security deposit
A bank deposit pre-authorisation (€300) is requested upon arrival. It is released within 7 days after departure, except in case of damage observed during checkout.
7. House rules
Apartments are strictly non-smoking. Pets are not allowed except with prior agreement.
The declared number of guests is contractual. Any extra undeclared person may result in immediate termination of the stay without refund.
Parties, gatherings and noise after 10pm are prohibited.
8. Liability
The traveller is responsible for their stay and any damage caused to the apartment and its furniture.
The host cannot be held responsible for theft, loss or damage to personal belongings.
9. Applicable law
These terms are subject to French law. Any dispute shall fall under the jurisdiction of the Marseille courts, failing amicable resolution or mediation.
